The following marketing plan is designed to provide maximum effort and exposure. It is the blueprint I will follow for the successful sale of your house.
FIDUCIARY DUTY
Needless to say, you want and deserve the best personal representation you can get for the sale of your house. You have my personal commitment to see that all of the following is performed on your behalf. I will make myself available to you 24 hours a day, 7 days a week. I will contact you several times during the week to advise you what has been accomplished as well as to discuss any questions you may have.
MULTIPLE LISTING SERVICE (MLS)
The Multiple Listing service is extremely important to the sale of your house. Thousands of agents have access to the listing; many of them will show your house, one will bring the individual who will buy it.
FOR SALE SIGN
The first step in the marketing of your house will be the installation of one of my FOR SALE signs. Marketing studies have indicated that 85% of all prospective home buyers tour neighborhoods looking for FOR SALE signs. Also the FOR SALE sign is the easiest way to tell a large number of your neighbors that your house is for sale. They may have a friend or relative that wants to buy your house.
LOCK BOX
Using a lock box is of paramount importance. If we do not have it, we cannot show your house. Agents look for it in the multiple listing and if they do not see that one is available, they most likely will skip it because it is too much trouble to call to make an appointment. The lock boxes have added security. The lock box is electronically name, time, and date stamped by any agent that enters your house by the lock box. Even if you are at home, have the agent use the lock box.
OUTSIDE FLYER BOX
A small flyer box will be placed in front of your house. I will keep it filled with flyers I will design that will show the highlights of your house.
INSIDE FLYER BOX
A small flyer box will be placed inside your house that will contain flyers on card stock paper with color photos of your house. This will enable prospective buyers to keep your house fresh in their minds.

ADVERTISING
I will sit down with you and design a program that is tailored for you and your house.
OPEN HOUSE
Although many agents frown upon OPEN HOUSE, the fact remains that an OPEN HOUSE often draws prospects. I will see that your house is held open every Saturday and Sunday until your house is SOLD.
BROKER OPEN HOUSE
Every Thursday, Friday, South Orange County Association of Realtors associates open their listings for fellow associates to preview for their buyers. On one of the first Thursdays or Fridays, I will arrange for your house to be previewed by other agents. I usually serve a light lunch. This is yet another means to attract potential buyers.
COORDINATION MANAGEMENT
From the day you list your house on the open market until the close of escrow, many obstacles can come into play which can cost you unnecessary stress, money, and/or the chance that you lose a strong buyer. You will need someone that understands the intricacies of California real estate. With my experience and determination, coupled with Realty Executives, you can rest assured that the trasnsation will go smoothly.
PRICING
The price at which you offer your house for sale is our most valuable marketing tool. In fact, my entire marketing plan is based on a realistic initial offering price. Many people feel that asking a higher price initially “just to see if they can get it” is wise. You should be aware of the fact that buyer interest in your house will be greatest when it first goes on the market. If you over-price initially, you may actually lose a sale you might otherwise have gotten, by driving off the most interested prospects.
Besides even if a buyer wants to buy your house at the higher price and the lender appraised the property at a lower price, the lender will not fund the loan. So if you really want to sell your house, the house must be priced right.
PROSPECTING
I take the pro-active role in finding a ready, willing and able buyer for your house. Every day of the week I spend part of my time networking with fellow Realtors, to see if they may be working with buyers for your house. contacting potential buyers by phone, door knocking and talking with past clients that might know of someone that wants to buy your house.
PROSPECT FOLLOW UP
Every prospect shown your house ( whether by me or other associates) will be followed up by me to solicit their reactions and to determine their level of interest.
PRE-QUALIFY PROSPECTS
Each prospect making an offer will be carefully pre-qualified as to their financial ability to own your house.
SALABILITY RECOMMENDATIONS
It is amazing how a little paint, or removal of a little furniture, or tidying a closet can make a difference in the sale of your house. I will give you the benefit of my experience to see that you have the opportunity to present your house in the very best light.
FINANCING
The easier it is to make monthly payments on your house the more buying prospects we can attract. I work with a few excellent lenders who are experts on residential finance and they will make recommendations on the best way to make your house attractive to the largest number of potential prospects.
THE OFFER
I will be present to listen to and advise you regarding incomming offers. I will represent you in negotiation of offers on your property and I will make sure when an offer is accepted that the necessary documents are executed.
ESCROW PROCESS
After an offer is accepted, I will open escrow. I will review the escrow instructions and documents for accuracy. I will make sure that they are forwarded to you in a timely fashion for your signature and notorizing of the grant deed.
BUYERS’ LOAN
I will make sure that the buyers’ loan application is made in a timly manner and follow up on the loan process until all conditions have been met.
TERMITE INSPECTION
A termite inspection is important when selling a house. I can recommend several licensed inspectors that you may choose from. For older houses, it is recommeneded to have the inspection done before any offers come in to avoid any surprise expenses.
TITLE INSURANCE
I will order the preliminary title report and review it for clearance.
THIRD PARTY INSPECTION
I will review the inspector’s report and buyers’ request for repairs with you and advise you which items that you are required to repair.
HOME WARRANTY
Murphy’s law. If something will go wrong, it will go wrong at the most disastrous time. Having a home warranty adds value to your house. reduces buyer concerns and potential problems after the close of escrow. It provides peace of mind and protection for you and the buyer. An excellent sales tool. Most companies offer several plans to choose from one of which will meet your needs. Home Warranty companies to you. The buyer choose one and will ask you to pay for one.
BUYERS’ APPRAISAL
I will meet with the buyers loan appraiser to provide him with the necessary information so that the house appraises for the highest possible price.
ZONE & TRANSFER DISCLOSURE REPORTS
I will make sure that all disclosures mandated are signed and kept in the file for future reference.
COMMISSIONS
All commissions are negotiable .
Now that we are in a buyer's market, ( April 2008) In order to attract other Realtors attention to bring in a buyer for your house in this slower market, a higher commission will help enormously.
I will give 1/2 of my brokerage fee away to cooperating brokers in order to attract them to show your house. The other half; I require to pay for marketing expenses, representing you throughout the entire process of selling your home. I work hard and earn my commission.
CLOSING STATEMENT
